Austin Rentals: The Recent Trend

Austin Rentals have always been affordable when compared to other parts of the United States.  The rentals in Austin range from $420 to $1500.  Let us now look at the Austin rentals area wise.

In the above table you can see how the average rentals range from the lowest to the highest in each category.  This depends on lot of factors such as the amenities available, the size of the apartment and the location.

The real estate market of Austin has been doing better and better every year from the past ten years.  The average rent of a 1 bedroom apartment has increased from $655 in 2002 to $751 in 2009 and that of a 2 bedroom apartment has increased from $831 to $937.  However in 2010 there has been a slight fall in the rentals owing to the recent recession.  When compared to the other parts of United States, the real estate market in Austin has not taken such a deep nose-drive in terms of the rentals.  This is because of its energy industry.  However there has definitely been a fall in Austin Rentals when compared to the previous years.

There is said to be lot of land available in Austin for construction of apartments and the construction costs are also low.  However ever since the later part of 2008, the lendings have been low and therefore the number of constructions has started falling.  This factor along with the job market being slowed down has caused the rentals to fall from $751 in 2009 to $702 in 2010.  The situation is however expected to improve in about 18 months of time.

Austin office projects also have taken a slow down in this recession.  There aren’t any new office projects starting because of the financing.  Those projects that have already been financed are the only ones where the construction is happening.  Also because of the slowing job growth the demand for the office spaces has been slowing down.  Lots of offices which were working earlier have been closed down.  Very few or no new offices starting off late and hence the demand being low, the Austin Rentals for offices are also down.  We hope the situation improves and things normalize soon.
